

My vote goes to USDA!
No minimum down payment
- 1/3 the monthly cost of FHA’s monthly mortgage insurance (calculated at .3% of the sale price or loan amount annually – paid in 12 monthly installments, and included in the total payment)
- 30 year fixed rates currently in the high 3′s -low 4′s! (Revised March 2013: Rates are in the low LOW 3′s!)
There are geographic and income limitations – but both are relatively liberal.
- USDA’s property location eligibility search engine is a great tool, to see if your preferred area or address is eligible for USDA financing. You might find my quick video tutorial a good reference for how to navigate the USDA website.
